Community Update; December 1, 2023

Dear Watermark Community,

Hello everyone! Below is your weekly update:

  • This Tuesday, December 5th at 6:00pm is the Town Hall Meeting with Officer Larry Turner of the SDPD to discuss safety within the building and the community.  We will also be joined by Robbie Moore of our security company, Allied Universal.
  • Michelle Ford is collecting holiday donations for the Security and Janitorial staff from the residents. She has asked me to send a reminder that the deadline is December 13th and you can leave a check in a sealed envelope at the Security Desk.  There is a flyer on the bulletin board with additional information.
  • Quick reminder of the Holiday Decoration Policy:

Holiday Decorations (per Rules & Regulations Section III.W)

1. Outdoor holiday lighting must be rated for outdoor use and may not be

affixed to walls. Electrical connections must be to the homeowner’s power

source.

2. Decorations on unit entry doors must be affixed without penetrating the

integrity of the door.

3. Exterior holiday decorations may be installed no sooner than Thanksgiving

Day and must be removed by January 5. Decorations shall not penetrate or

damage the building exterior surfaces (EFIS).

4. Holiday trees must be taken to the designated recycling area and residents are

asked to place trees in bags designed to contain the needles in order to avoid

having the needles fall on our carpet and in the elevators. Please clean up

any mess your tree makes as we do not have staff on hand to do this for you.

No trees are to be placed in trash or recycling bins in the building.

Community Update; November 22, 2023

Dear Watermark Community,

Hello everyone!  With the upcoming holiday I’m sending this week’s update early.  I hope you find yourself looking forward to the holiday and enjoy the time, however you spend it.

  • SAVE THE DATE: As was discussed at the recent Board Meeting, Officer Larry Turner is currently scheduled to attend a Town Hall Meeting on Thursday, November 30th to meet with you, discuss your concerns, and answer your questions.  In-person attendance will be in the 5th Floor Community Room.  The time will be determined soon and a notice, including a Zoom link, will be sent. Please consider attending.
  • The fence work on Market St. will be completed on Wednesday, Nov 22nd
  • The elevator roofing repair start date was just pushed to December 4th. The interior repairs will follow the completion of the work on the India St. side.

Community Update; November 17, 2023

Dear Watermark Community,

Hello everyone!  Thank you to all who attended the Board Meeting on Tuesday evening.  As we are post-Board Meeting I have lots of updated information for you this week.

  • Please sign-up for the Holiday Party by November 29th.  The party is scheduled for Sunday, December 3rd from 4-7pm. 
  • At the Board Meeting the Board of Directors voted to cease use of the Gym Sign-up sheet.  The gym hours are Mon-Fri 6:00am-10:00pm & Sat-Sun 8:00am-8:00am.
  • Additionally, the Board of Directors made an update to the vendor’s start time.  Vendors may now check-in and begin staging their work area at 8:00am and begin their work at 8:30am.  This will provide your vendors with an extra 30 minutes to prep their work space.
  • The fencing updates on Market St. will begin on Monday, November 20th.
  • The Board Meeting minutes from October 10, 2023 are posted on the portal.
  • You should have received the Annual Disclosure & Budget Packet by mail or email.  If not, please contact me so I can update your information and have it sent to you.

Community Update; November 10, 2023

Dear Watermark Community,

Hello everyone!  For those of you who might be interested, there is a neighborhood group that is attending the Public Safety & Livable Neighborhoods Committee meeting to discuss the noise pollution from the motorcycles driving in large groups along G Street & Market Street.  If you would like to be involved and attend, the meeting is on Wednesday, November 15th at 2:00pm at 202 C Street in the Council Chambers.  This is not an HOA-related event, this is a neighborhood interest meeting.

Below are your weekly updates:

  • I’d like to take this opportunity to go over some safety measures that everyone can take to keep the building safe:
    • Do not accept any deliveries through either entry door to the building.  Direct all deliveries to go through Security, this includes meal & grocery deliveries, Amazon/UPS/FedEx, etc.  In many instances you can provide such instructions when you place your order under “Delivery Instructions”.
    • If you get a call on the call box from an unknown person requesting entry, please either hang up or tell the person to go through Security.  Do not provide access to anyone that is not your guest.
    • Use this same policy for unknown people requesting entrance through the courtyard gates or either building entry door.  Simply let them know that they can access the building through the garage and do not let them into the building.
  • Please be thinking about your plans as we move into the Holiday Season.  If you will want to rent the Community Room please get your reservation in early.
  • We’ve received reports of some people having issues with letting their guests into the building through the call box system.  If the call box is connected to your cell phone & have difficulty getting the system to respond when you press 9 on your phone, then try using a double tap of the 9 & see if that is more efficient.
  • This Tuesday, November 14th at 6:00pm is the monthly Board Meeting.  Please join us in the 5th Floor Community Room.
  • The Landscape Committee will be meeting next Friday, November 17th at 9:00am.  Please meet at the Security Desk if you’d like to join!

Community Update; November 2, 2023

Dear Watermark Community,

Hello everyone! We know it has been a busy week at Watermark. Here’s to a relaxing and lovely weekend as we shift into these final months of the year.  Please reach out if you need anything.

Below is your weekly update:

  • Friday, November 10th is the observation of Veteran’s Day. Please communicate to your vendors that no work (plumbing, construction, moving, etc) is permitted in the building on this day.
  • As these final two months of the year come upon us I wanted to review the Holiday Decorating policy for the HOA.

Community Update; October 27, 2023

Dear Watermark Community,

Hello everyone! We know it has been a busy week at Watermark. Here’s to a relaxing and lovely weekend as we shift into these final months of the year.  Please reach out if you need anything.

Below are your weekly updates:

  • Last call for your Member Directory form.  The deadline for submission is next Wednesday, November 1st.  If you need a new form please email Shannon.  You may submit them via email or leave yours at the Security desk.
  • Please remember that on Monday (10/30) & Tuesday (10/31) we are asking that you limit your water usage between 9:00am-1:00pm.  We ask that you refrain from showering, doing laundry, running your dishwasher, and flushing your toilets during this time.
  • As the November Board Meeting approaches (11/14) I would like to remind you that any submissions you have for the Board to review, Architectural requests, Member Correspondences, and such, should be submitted to me by November 6th.  Please reach out if that deadline does not work and you would still like the Board to review your submission.  We will do our best to work with you!

Community Update; October 20, 2023

Dear Watermark Community,

Hello everyone! Just a reminder that your Board of Directors is meeting this Saturday, October 21st at 8:30am in a closed Executive Session.  Please reach out if you have any questions.

Below are your weekly updates:

  • If you haven’t yet, please submit your Member Directory Update form by November 1st.  You may email Shannon Zgrzemski, General Manager, or leave your form with Security.
  • As you may know, the HOA has a Pest Control Maintenance contract with Western Exterminator for the exterior of the property.  While you are responsible for the interior portion of your unit, we have contracted with Western Exterminator to provide you with discounted services when they are on-site.  If you’d like to coordinate an appointment with them please call 1-800-839-2999. 
  • If you need quick access to HOA-related documents, most of what you need is available on the Resident Portal.  You can find current insurance documentation, requests to rent the 5th Floor Community Room, policies and guidelines for your on-site vendors, guidelines for bulletin board postings, Governing Documents, the Maintenance Responsibility Matrix, plus more.
  • Lastly, at the Maintenance Committee walk-through there was discussion amongst owners about how to best recycle batteries.  We found the following City sponsored event to recycle batteries, fluorescent bulbs, oil & oil filters, and antifreeze for free.  The event is on November 18th from 9:00am-1:00pm in Balboa Park, Lower Inspiration Parking lot at the corner of Park Blvd. & Presidents Way. Community Update; October 13, 2023

Dear Watermark Community,

Hello everyone! I hope everyone is beginning to settle into Fall and enjoying the cooler evenings & early mornings. Thank you to all who gathered for Oktoberfest on Sunday, you & your guests made it a wonderful event!

Below are your weekly updates:

  • There was a Board Meeting on Tuesday.  The meeting minutes from the September meeting are posted on the portal for your review.
  • The OPOS is still moving forward and Watermark continues to comply with the requirements of Cal/OSHA, therefore window washing remains on hold for the time being.
  • The Board expressed deep thanks to the Social Committee and all who helped make the Oktoberfest such a wonderful success!  The Annual Holiday Party is in the planning phase and we’ll provide more information soon.
  • The Board passed a budget for 2024.  The details will be sent to everyone before the end of the year.
  • The next Maintenance Walk is scheduled for Tuesday, October 17th at 10:00am.  Please meet at the Security Desk if you’d like to join in.
  • The next Landscaping Walk is scheduled for Friday, October 20th at 9:00am.  This group also meets at the Security Desk, if you’re interested in joining.

Community Update; October 6, 2023

Dear Watermark Community,

Hello everyone! This Tuesday, October 10th at 6:00pm, is the monthly Board Meeting.  Please join us in the Fifth Floor Community Room or via Zoom!

Below are your weekly updates:

  • An overnight power outage is planned by SDG&E from Monday, Oct 6th at 9:00pm until Tuesday, Oct 10th at 5:00am. We have additional guards on-site and guidelines available to you on the bulletin boards and in your email.  Please contact us if you have any concerns or questions.
  • Everyone should have received an email or letter in the mail with a form to complete to update the Member Directory.  If not, please request one at Security or email/call me and I will get you a form.  Please return your completed form by November 1st so that we can get the updated Member Directories handed out early in 2024!
  • Monday, October 9th is a Federal Holiday, so no work can be scheduled on this day.  Thank you for informing your vendors and contractors.

Community Update; September 29, 2023

Dear Watermark Community,

Hello everyone! I hope you had a wonderful week. Your Board of Directors is meeting soon, on October 10th, so if there is anything you need added to the agenda, an Architectural Request or Correspondence, please have it to me by Tuesday, October 3rd so I can make certain it is included.

Below are your weekly updates:

  • You may have received a notice in the mail or a phone call from SDG&E regarding a planned power outage overnight from 9:00pm on October 9th until 5:00am on October 10th.  We are taking steps, as we did at the end of August, to ensure your safety and security during this outage.  I will also send you reminders regarding how to prepare yourself.
  • Friendly reminder not to use any fragrant or deodorizing sprays in the Common Areas.  If you have concerns about the Common Areas please reach out so I can address the issue.  Thank you.
  • Social Event Reminder: The Oktoberfest event is scheduled for Sunday, October 8th from 4:00pm-7:00pm.  Please sign up by October 2nd to RSVP and provide the Social Committee with a proper count.
