Community Update; September 22, 2023

Dear Watermark Community,

Hello everyone! I hope you had a wonderful week.  This is not a HOA-specific item but it does impact the neighborhood so I wanted to pass it along, the Port of San Diego is holding a meeting this coming week regarding the proposed redevelopment of Seaport Village.  Here is a link to the website with all the information, if you’re interested.

Below are your weekly updates:

  • In early October we will be sending out notices to request that you update your information for the Watermark Member Directory.  Whether you’ve requested such notices be emailed to you or sent by post, please make certain that your communication contact information is current to ensure that we send this update request to the correct address/email.  As we approach the end of the year there will be additional information sent to you and we want to make certain all of it reaches you.
  • The Podocarpuses on the exterior of the building will be sprayed in the coming week to address issues with pests.  Brightview will be on-site Thursday, Sept. 28th.  We recommend keeping pets and children out of the planters along the exterior of the building until the foliage is completely dry.
  • Beginning Monday, Sept. 25th we’ll be updating the Gym Sign Up sheet so there is one sheet for the whole week.  This will allow you to sign up for multiple days at a time and set your reservation for the week. 
  • Reminder: The Oktoberfest event is scheduled for Sunday, October 8th from 4:00pm-7:00pm.  Please sign up by October 2nd to RSVP and provide the Social Committee with a proper count.

Dear Watermark Community,

Hello everyone! It was lovely to see so many of you at Tuesday evening’s Board Meeting.  I’ll provide some meeting-related updates below for those who were unable to attend.  Please reach out with any questions.

Below are your weekly updates:

  • First, the Oktoberfest event has been moved to Sunday, October 8th from 4:00p-7:00p.  There are sign up sheets at each of the elevators.
  • At the Board Meeting the Board reviewed with the Owners the OPOS updates.  The engineering inspection is complete and a report will be provided to the Board followed by a meeting with Cal/OSHA.  This will continue to place all window washing on hold for the time being.
  • The meeting minutes from the August Board Meeting are now posted on the Resident Portal for your review.
  • If you are not receiving notifications from Watermark when a package is being held for you, please contact me directly so I may assist in resolving this issue for you.

Community Update; September 8, 2023

Dear Watermark Community,

Hello everyone! This Tuesday evening, Sept 12th at 6:00pm, the Board of Directors are meeting in the Community Room for the monthly Board Meeting.  Please consider joining us and hearing about ongoing projects and share your thoughts and questions about the community.  We look forward to meeting with you.

Below are your weekly updates:

  • This coming Tuesday, Sept.12th, Sherwood Mechanical will be completing the drain replacement in the garage.  From 8:30a-12:30p please limit the use of water in your unit by not running washing machines, dishwashers, or showers, to assist them during this work. 
  • Save the date!  The Watermark Social Committee is hosting an Oktoberfest event on Saturday, October 7th from 4:00pm-7:00pm.  More details will be posted on the bulletin boards soon.

Community Update; September 1, 2023

Dear Watermark Community,

Hello everyone!  I do hope you had a wonderful week.  If you’re looking for some fun over the long holiday weekend here’s a list of some events put together by the Union Tribune.

Below are your weekly updates:

  • Reminder: With the next Board Meeting scheduled for September 12th, if you have any documents that will require the Board’s review at the meeting, Architectural Requests, Member Correspondence, etc., please have them to me by Monday, September 4th so that they are submitted to the Board of Directors on time.
  • Reminder: Just a note, Monday, September 4th is a Federal Holiday, Labor Day, and no work will be permitted in the building on that day.  Please communicate this to your vendors.
  • Please make certain that your trash bags are sealed when you put them down the chute.  This will avoid messes and smells.
  • Also, please break down your boxes and place them in the recycling bin.

Community Update; August 25, 2023

Dear Watermark Community,

Hello everyone!  I’m glad everyone fared well through the storm and we’ve come out the other side.  Everyone did a great job in their preparation for the storm.  We really appreciate your efforts.

Below are your weekly updates:

  • With the next Board Meeting scheduled for September 12th, if you have any documents that will require the Board’s review at the meeting, Architectural Requests, Member Correspondence, etc., please have them to me by Monday, September 4th so that they are submitted to the Board of Directors on time.
  • On Thursday, August 31st there will be a drain pipe replacement from 8:30am-12:30pm.  We’ll be able to keep the water one but just like last week we ask that you refrain from any heavy water usage during this repair, no laundry, showers, dishwasher loads, flushing of toilets.  Thank you!
  • Currently, some of you utilize extra parking that we have in the garage for your vendors, cleaning crews, nannies, etc. to use while doing their work on-site.  Beginning September 1st these spaces will no longer be available for use as extra parking.  You will need to ask your guests and staff to park on the street, or if you will not be home and would like to offer them your parking space that is a secondary option.  It has been a nice convenience to have these extra spaces for use and we are sorry we do not have another option to provide you in their absence.  We appreciate your cooperation and communication to all visiting you on where they will need to park.

Community Update; August 18, 2023

Dear Watermark Community,

Hello everyone!  Are you storm-ready yet?  In preparation for the storm heading our way on Sunday & Monday, we have taken measures to address any potential issues; we’ve removed the umbrellas from the tables on the Community Patio, and there are a limited number of sandbags in the garage should water make its way into places it shouldn’t be!  We’d like to ask that you also think about what you might need to do to avoid any damage or issues to your unit & yourself.  Some things to think about might include:

  • Do you have items on your patio that could get pushed around or damaged by high winds and heavy rains.  Please get them inside and safe.
  • The power could go out.  Do you still have your flashlights from the planned outage at the beginning of August?  Keep your phones well charged during the weekend, just in case!
  • While you are out & about, please drive safely, don’t rush, and avoid driving through any flooded areas.  This will be our first real rain in a while so be careful!

Below are your weekly updates:

  • Tuesday morning, 8/22 between 8:30am-12:30pm there are drain pipes being replaced in the garage.  We ask that during these hours you use as little water as possible.  This will make it so that we don’t have to shut the water off completely.  Please don’t do laundry or run your dishwasher during this time and try not to shower or flush your toilets.
  • Please remember to return the shopping carts to the garage shortly after you have finished using them.  We have a limited number and would like everyone to be able to enjoy the convenience of having them.

Community Update; August 11, 2023

Dear Watermark Community,

Hello everyone & Happy Friday!  I hope you have a lovely weekend planned for yourself & are using the next month to soak in the last bit of summer.

Below are your weekly updates:

  • This TUESDAY, August 15th @ 8:30am is the full building water shut-off.  Please coordinate with any vendors who will be on-site, any tenants of your unit, and let us know if you need any assistance.
  • Your Board of Directors met on August 8th and here are some highlights of that meeting:
    • OPOS is moving along behind the scenes.  The HOA is waiting for an analysis report from the engineers to advise what the roofing structure can withstand.  From there we await drawings & permits and can then shop for proposals for the anchor installation.  We will continue to keep you updated.
    • The window washing is pending a signed contract for the anchor installation.  So, as you can see, these two items are linked together.  The HOA will make certain that all compliance procedures are followed.
    • The HOA received a final version of a Plumbing Report compiled by Cornerstone.  It provides proactive recommendations for addressing the leaks and blockages that occur in the building.  The Board has already begin a camera inspection of the stacks and will have more to report about that at a later date and are putting together information to provide to owners to encourage regular maintenance of high priority issues. This report is available for you view on the Resident Portal in the Reports folder.
    • The approved meeting minutes from July are posted on the portal for your review.
  • As many of you know, I am working with the City of San Diego to address the landscaping issues alongside the building at the trolley station and on Market St.  If you see anything you’d like the City to address; landscaping or otherwise, please report it through Get It Done this includes graffiti, lifted sidewalks, city trees in need of trimming, etc.  Anything that requires clean up can be submitted to Clean & Safe

Community Update; August 4, 2023

Dear Watermark Community,

Hello everyone!  This Tuesday, Aug 8th, at 6:00pm, is the HOA Board Meeting.  We will meet in the Fifth Floor Community Room as well as on Zoom.  Please reference the Meeting Notice email for the Zoom link and the agenda, which is also posted on the bulletin boards.

I do hope you had a lovely week and are looking forward to the one ahead!

Below are your weekly updates:

  • Reminder that on August 15th at 8:30am there will be a water shut off for the entire building.  Please coordinate with any vendors who will be on-site, any tenants of your unit, and let us know if you need any assistance.
  • As the HOA works to address any necessary re-piping we ask that if your walls are open, for any type of work you are having completed, please let us know so we can have the water pipes and drain lines inspected and replaced if they are in need.  This can help avoid any future leaks!  Just call me and I will work to coordinate the inspection as quickly as possible.
  • Please note that Waste Management will not remove any a-typical trash items, especially large-sized items.  If you have oversized items and/or furniture of any kind, please arrange for special pick up and disposal of your items.

Community Update; July 28, 2023

Dear Watermark Community,

I do hope you had a lovely week.  Apparently, July is National Ice Cream Month, did you know this?  If you’re looking for a way to stay cool and enjoy a sweet treat the San Diego Union Tribune has put together a list of the best ice cream shops in the county!  Check out the list here  Quite a few are fairly close by.

Below are your weekly updates:

  • The SDG&E power outage is scheduled for Monday, July 31st at 10:00pm-Tuesday, August 1st at 4:00am.  A reminder email will be sent out on Saturday and a notice has been placed on the HOA Community Bulletin Boards with helpful information to assist you in your preparation and some insight into the steps that the HOA is taking to ensure your safety and lessen disruptions.
  • In an attempt to provide you with as much notice as possible and, ideally, create as little inconvenience as possible we’d like for you to know that there will be a full building water shut off on Tuesday, August 15th at 8:30am.  We will post notices and send reminders multiple times between now and then.  Please plan accordingly with your schedule, any vendors doing work in your unit, & your tenants and let me know if you have any questions.
  • August 8th at 6:00pm is the next Board Meeting. If you have any items that you’d like to Board to review on your behalf, e.g. architectural requests, account adjustment reviews, general member correspondence, etc., please provide that information to me by Monday, July 31st.

Community Update; July 21, 2023

Dear Watermark Community,

Hopefully you enjoyed the cool morning we just had and are well prepared for the warmth of Summer to settle back in.  Just a reminder that ComicCon will be in effect through the weekend, so plan accordingly.

Below are your weekly updates:

  • Earlier today you should have received an email about the SDG&E planned power outage from July 31 at 10:00p-August 1 at 4:00am.  In addition to the information provided in the email we sent and the links provided we want to highlight that the elevators will be out of order during the outage
    • In the name of preparation, if there is an emergency in the building and you know you will not be able to navigate the stairs and/or you have any special need or request, please let Security know before the outage, so we can report such to any Emergency Services. 
    • Also, please be thinking about devices that you will need a battery back up for or which you’ll need to have fully charged prior to the outage; cell phones, medical devices, flashlights, etc.
  • In the coming weeks I will be doing a thorough review of the parking garage to make certain that we have compliance with the storage of items.  Please note that no items may be left on the garage floor, oil pans excluded, and must be stored on the provided hooks.  If you have any items on the ground, I will be sending notices requesting they be removed.  If you have any questions or concerns, I encourage you to contact me. 
  • August 8th at 6:00pm is the next Board Meeting.
