Community Update; June 7, 2024

Dear Watermark Community,

Hello everyone!  Your Board of Directors is meeting this Tuesday, June 11th at 6:00pm in the Community Room. Here are your weekly updates:

  • Thank you to all of you that volunteered your unit for the inspection this past week.  We received the lab results and, as expected, the samples all came back negative for asbestos.  This means that going forward we no longer need to pay for cutting and testing of the drywall.  This certificate/report is valid for any work completed in your unit also, as long as your walls are drywall.  The report will be posted on the portal for your access to and to provide to any vendors doing work within your unit. 
  • Red tape in elevator lobbies mark chipped tiles scheduled for replacement on Monday, June 10th. Only one elevator per side of the building may be operational during the day. We apologize for any inconvenience & appreciate your understanding.
  • Planning ahead: There will be a full building water shut off on Thursday, June 20th from 10:00am-2:00pm.  We will be replacing some ball valves down in the garage.  Please plan ahead and inform your vendors.  More notices will be sent via email and through these updates.

Community Update; May 31, 2024

Dear Watermark Community,

Hello everyone!  Here are your weekly updates:

  • We still need volunteers for the asbestos clearing inspection this Tuesday, June 4th.  There is a sign-up sheet on the bulletin board near the elevators.  This inspection will provide a report certifying that the building is clear of asbestos and testing will no longer be necessary when we need to cut into drywall.  This will certify the drywall within your unit also and cut down on HOA expenses.
  • Thank you to all who participated in the Safety Training and Fire Drill.  Now we know how loud that alarm is!!!  For those of you who were unable to attend, there are handouts available on the bulletin boards for you to take.  Please reach out with any questions, I am available to review any of the information from the training.
  • Sunday, June 2nd is the Rock ‘n’ Roll Marathon.  The course does not travel near the building, however the finish line is in the surrounding area.  Please allow time in your schedule to navigate through any extra traffic and/or detours.
  • The Board is meeting on June 11th.  If you have items you need them to review at that meeting, please submit them to me by June 4th so I can make certain they are included on the agenda.  This might include Architectural Improvement Requests or general correspondence.
  • Housekeeping Reminders
    • Please make sure you are only recycling the items permitted by San Diego.  We have signs posted near the bin & I have flyers for those who’d like them.
    • Please return the shopping carts after you use them.  In an attempt to be able to locate missing carts, we have added a cart locator device to them.  We hope this will assist with having carts available when you and your neighbors need them.

Community Update; May 24, 2024

Dear Watermark Community,

Hello everyone!  Here are your weekly updates:

  • This Monday, May 27th is Memorial Day, a federal holiday.  No work or deliveries are permitted on federal holidays.  Please make sure to notify your vendors.  (*This does not include house cleaning, nannies and the like)
  • REMINDER: The Safety training is scheduled for this coming Wednesday, May 29th at 4:30pm in the Community Room.  For those of you unable to attend, I will have handouts from the meeting to provide to you.
  • On June 4th Rarified Air will be on-site to complete an inspection to certify that our building is asbestos free.  Currently, we pay to have the walls tested every time we have to cut drywall. These tests always come back negative, as the building was built after asbestos was being used in building materials.  This certification will mean we no longer need to pay to have these tests completed.  You will be able to use this certification as well should you have work done in your unit that requires the cutting of drywall (*There are some restrictions).  In order to obtain the certification, we need four volunteers from each floor (2 on the Columbia side & 2 on the India side) to allow Rarified Air to enter your unit and take a drywall sample.  This sample will be taken from the backside of the drywall, accessing it behind an electrical outlet.  If you are willing to volunteer your unit on this day please let me know as soon as possible.  They will be on-site all day so we can try to work around your schedule.

Community Update; May 17, 2024

Dear Watermark Community,

Hello everyone! 

Here are your weekly updates:

  • Residents can volunteer for a landscaping cleanup event in the City’s landscaping beds around our building. Sign up through City of San Diego Volunteer Program at https://www.sandiego.gov/volunteer-program and let us know you signed up. We’ll coordinate a date with the City.
  • The Cinco de Mayo event was a great success.  Many thanks to the Social Committee for coordinating this event.  The next event will be the 4th of July!
  • At the Board Meeting held on Tuesday, May 14th the Board of Directors reviewed the status of the recommendations made by the Safety Committee. This will be an ongoing process of integrating the recommendations as they serve the community.

Community Update; May 10, 2024

Dear Watermark Community,

Hello everyone!  Just a reminder that your Board of Directors is meeting this Tuesday, May 14th at 6:00pm.  Agendas are posted and information was emailed, including the Zoom link.

Here are your weekly updates:

  • A Safety Training will be held on Wednesday, May 29th from 4:30pm-5:30pm for all residents.  This training will include a review & discussion of emergency response procedures and building-specific education about our fire safety systems and exit ways.  This will be followed by a fire drill which is not mandatory, though everyone is encouraged to participate.  More detailed information will follow in the coming weeks.
  • Please return your Request for Annual Notice of Address form, or update your information online, by May 31st.  A copy of this document was included in your Financial Review mailing/email. You can also update your information on the portal at resident.actionlife.com
  • A few residents have requested to know the trash schedule, so I wanted to provide you with this information: 
    • The recycling & trash bins are collected and emptied on Tuesdays, Thursdays, & Saturdays.  This means that while the bin is on the street, there are small temporary bins placed at the bottom of the trash chute.  Please make certain all trash bags are tied shut.
    • The organic waste bins are collected and emptied on Monday, Wednesdays, and Thursdays.
    • All bins are generally removed from the garage in the morning and do not return until mid-late afternoon.

Community Update; May 3, 2024

  • Reminder that there is a full building water shut off on Monday, May 6th from 10:00am-2:00pm.
  • We are in the process of taking a count of the carts and are requesting that on Monday, by 12:00pm, ALL carts are brought down into the garage.  If you need to use one during this hour please just let us know so we can make certain that we account for it.

Community Update; April 26, 2024

Dear Watermark Community,

Hello everyone!  Here are your weekly updates:

  • We have a new router installed in the garage, so if you need to use the WiFi to update the software in your vehicle, please ask the Security Guard on duty for the network and password.  We are working on extending the network throughout the garage so that the need to move your vehicle closer to the security desk can be eliminated.  We’ll let you know when this has been fully updated.
  • As a reminder, if you are having a plumbing issue the association’s Plumbing Protocol is provided in your Member Directory and is posted at the security desk.  Plumbers familiar with the building include XYG (619) 271-2916, Sherwood Mechanical (858) 679-3000, and Flowmaster (Daniel Martinez) (619) 622-0153.  You are not limited to using these vendors. 
    • The HOA will reimburse approved expenses as provided in the Plumbing Protocol.  Please submit your paid invoice to Shannon, GM.
    • In an emergency, the first thing we want to do is stop any water intrusion.  Please communicate any issues to Security and/or Shannon for assistance in coordinating vendors and access to neighboring units.
  • New signs have been posted at both entrances instructing delivery personnel to make all deliveries at the garage. Please help us limit building access by not buzzing in anyone who you do not know and direct all deliveries, food & packages, to the security desk in the garage. Your actions help keep everyone safe!

Community Update; April 19, 2024

Dear Watermark Community,

Hello everyone!  Earth Day, Monday 04/22/24, is a great opportunity to refresh our knowledge on recycling best practices!

Here are your weekly updates:

  • Did you know that plastic bags are actually not recyclable? While some may appear sturdier, all plastic bags, including those found at grocery stores, are NOT recyclable in our curbside programs.  Please reuse the ones that you can and place the others into the trash bin.
  • Additionally, plastic bags do not belong in the Organics bin.  We often see them in there and kindly ask for your help in making sure they are properly disposed.  Please empty any organic materials from the plastic bag directly into the Organics bin and throw the plastic bag into the trash.  Alternatively, consider using compostable bags specifically designed for food scraps.
  • Waste Management has a website that provides details on what can and cannot be recycled, https://www.wm.com/us/en/recycle-right/recycling-resources
  • Attempting to recycle incorrect items does result in a fine to the Association by Waste Management, increasing our budgeted costs for trash hauling.  Your cooperation is greatly appreciated.

Community Update; April 12, 2024

Hello everyone! 

Here are your weekly updates:

  • Your Board of Directors met on Tuesday evening this past week.  As a result, the March meeting minutes were approved and are posted on the portal for your review.
  • We are asking everyone to do an inspection on your parking space for oil and fluid spills.  If you see any, on the ground or on a pan you’ve placed, we’re asking that everyone take the time to clean up their space.  Here is a link to a webpage provided by the City of San Diego on how to address these types of spills & information on proper disposal.  https://www.sandiego.gov/sites/default/files/cleaning_pavement_fact_sheet.pdf

Community Update; April 5, 2024

Dear Watermark Community,

Hello everyone! Here are your weekly updates:

  • Please make sure you are scheduling large-item deliveries with Management.  The Rules and Regulations require seven (7) day advanced notice.  This makes certain we can pad the elevators, cover the floors, and check for damage before & after your delivery.  We understand there are always situations in which this much notice is not possible, so it is essential you are communicating with the General Manager as early as possible in the process.
  • The next Board Meeting is this coming Tuesday @ 6pm in the Community Room & via Zoom.  Agendas are posted and notice was also emailed.  If you’re not receiving these emails please let me know so I can update your profile.
