I hope you’ve had a wonderful week! As we head into the weekend, here are a few important updates and reminders:
Plumbing & Garbage Disposal Usage
Watermark is over 30 years old, and our plumbing needs extra care. Plumbers are finding that our drain lines are corroded, and while we’re working to clean them out, we need your help to keep things flowing smoothly.
The biggest way you can make a difference: limit what goes down your drains and garbage disposal. The less you use the disposal, the better. Please use a sink catcher for food scraps, and never put grease, oil, rice, or pasta down the drain, these cause buildup that leads to backups and leaks.
Every bit of care you take helps prevent damage to units and common areas, and saves us all from the headaches of plumbing failures. Thank you for doing your part to keep Watermark running strong.
Attached is a flyer with guidelines for best practice when it comes to using your garbage disposal.
Reminder: Upcoming Federal Holiday
Looking ahead, Monday, September 1st is Labor Day, a federal holiday. Please note that no work is permitted in the building on this day. If you’re scheduling any in-unit projects, plan accordingly.

Manager Out Until August 20th
FYI: I will be out of the office starting Friday, August 15th and will return Wednesday, August 20th. All calls and texts will be handled by Catie Contreras, Regional Manager. If you have an emergency or time-sensitive matter, please call or text the same number you use to reach me. Email responses will be delayed and not monitored as closely during this time.
Reminder: Annual Plumbing Maintenance Inspection Reports
A friendly reminder about the plumbing inspection policy: Section 4.10 of the CC&Rs requires owners to conduct an annual inspection of plumbing lines within their unit. The Board is requesting a written report from a licensed plumber confirming this inspection by December 31, 2025.
Upcoming Federal Holiday
Looking ahead, Monday, September 1st is Labor Day, a federal holiday. Please note that no work is permitted in the building on this day. If you’re scheduling any in-unit projects, plan accordingly.

I hope you’ve had a wonderful week! As we head into the weekend, here are a few important updates and reminders:
Driveway Repair Work
On Monday and Tuesday, ProForm will be on-site to complete stucco repairs above the garage. A traffic director will be present to assist vehicles entering and exiting. Please allow extra time and use caution.
Package Deliveries
When placing orders for delivery, please include instructions for items to be delivered to the guard’s desk in the garage. We’ve posted a sign for delivery personnel with details on how to contact the guard if they are away from the desk. For everyone’s safety, and in accordance with our Rules & Regulations, please do not allow building entry to anyone you do not personally know.
Board Meeting
Your Board of Directors will meet this Tuesday, August 12th at 6:00 PM in the Community Room and via Zoom. We look forward to seeing you there!

Email Delivery Issue Resolved
As mentioned previously, some owners were not receiving emails from Action due to issues with certain domains. This matter has now been resolved. You may have received some delayed emails this past week as a result.
Google Webpass Internet Disruptions
Google Webpass has confirmed that recent service disruptions have been resolved. If you experienced an extended interruption, you may wish to reach out to their support team to inquire whether any compensation is available.
Overgrown Trees Along India Street
The City has informed us that they are coordinating with their arborist to address the overgrown trees along the building, in the MLK Plaza on India Street. They are currently working to confirm a trimming schedule. If they are unable to provide one soon, they will consider alternative solutions.

I hope you’ve had a great week! As we head into the weekend, here are a couple of important reminders:
Building-Wide Water Shut-Off – Tuesday, July 22nd
From 9:00am to 5:00pm, water will be shut off throughout the building for repairs in the garage. Please allow a few extra minutes when using the driveway, and set aside water in advance for drinking and cooking. During the shut-off, do not flush toilets or use drains—even if water flows from the tap.
Comic-Con: July 24–27
Expect increased traffic in the area, especially around the nearby trolley stop. Please plan accordingly.

Friendly Reminder: Delivery Procedures
To help keep our community safe and secure, all deliveries—packages, groceries, food orders—should be directed to the Security Desk in the garage. This procedure is outlined in our Rules & Regulations and ensures we limit unnecessary foot traffic through the building.
When placing an order, please add instructions for the driver to deliver to the garage-level Security Desk. Your help in following this guideline is appreciated by your neighbors and the entire community.
Committee Walk-Throughs
• Maintenance Committee Walk-Through: Wednesday, July 16th at 10:00am. Meet at the Security Desk if you’d like to join.
• Landscape Committee Walk-Through: Thursday, July 17th at 10:00am with BrightView. All are welcome to meet at the Security Desk.

Dear Watermark Community,
Thank you all for your cooperation in completing the recent fire alarm system inspection. While it wasn’t the most pleasant process, it’s behind us now! The only remaining step is testing of the elevator recall & no alarms will be sounded for this portion.
Happy Fourth of July!
The Social Committee is hosting its annual Independence Day celebration on the Sun Deck and in the Community Room. Festivities begin at 4:00pm. Please join your neighbors for an afternoon of fun and community spirit!
Please remember that Friday, July 4th is a federal holiday. No construction, repairs, or vendor work is permitted in the building on this day.
Kitchen Clean-Out Reimbursement Program
The Board of Directors has approved a new, voluntary reimbursement policy to help support the installation of kitchen clean-outs. Owners may be reimbursed 50% of the installation cost, up to $500. A clean-out provides plumbers with direct access to the vertical stack behind your wall, helping to potentially preserve your copper drain lines and minimize disruption during regular stack cleanings.
The full policy is posted on the bulletin board near the elevators and has been sent via separate email.

Pet Courtesy Reminder
Recently, there have been a few incidents of pet waste found inside the building and in the courtyard. We kindly ask all pet owners, and anyone entrusted with your pet’s care, to be mindful of this and ensure that any messes are promptly cleaned up. As a reminder, residents are responsible for the actions of their service providers. We appreciate your help in keeping our shared spaces clean and welcoming for all.
Garbage Disposal Care
We’d also like to remind everyone to be cautious with what goes down the kitchen garbage disposal. Items such as grease or large food scraps can lead to plumbing backups, not just in your home, but in your neighbors’ as well. Given the age of our building’s pipes, please dispose of these items in the trash rather than the drain to help protect the integrity of our system.
Holiday Work Restriction
As you plan ahead, please note that Friday, July 4th is a federal holiday. No construction, repair, or vendor work is permitted in the building on that day.

Dear Watermark Community,
I hope you’ve had a wonderful week! Below are a few updates and reminders as we head into the weekend:
Fire Alarm Testing Update
Beginning Tuesday, June 24th, testing of the new fire alarm system will begin. The first day will include a City inspection with NO alarm testing. After this initial visit, the City will schedule a follow-up inspection to test the bells and alarms, which will involve loud, ongoing alarms throughout the building and the need for in-unit access.
These inspections may extend through the week (June 25th–27th), but the exact dates will depend on the City’s schedule.
We will provide as much advance notice as possible and will work with each of you to coordinate access under the circumstances. Thank you for your flexibility and cooperation.
Holiday Reminder
As you plan upcoming home projects, please note that Thursday, June 19th is a federal holiday. No work is permitted in the building on this day.
Manager Vacation
I will be out of the office from Friday, June 20th through Monday, June 23rd. During this time, Catie Contreras with Action Property Management will be available to assist you. Please continue to call the main number as usual for assistance. I will respond to emails upon my return, Tuesday, June 24th.
