I hope you’ve had a wonderful week! Below are a few updates and reminders as we head into the weekend:
Fire Alarm Testing Update
Beginning Tuesday, June 24th, testing of the new fire alarm system will begin. The first day will include a City inspection with NO alarm testing. After this initial visit, the City will schedule a follow-up inspection to test the bells and alarms, which will involve loud, ongoing alarms throughout the building and the need for in-unit access.
These inspections may extend through the week (June 25th–27th), but the exact dates will depend on the City’s schedule.
We will provide as much advance notice as possible and will work with each of you to coordinate access under the circumstances. Thank you for your flexibility and cooperation.
Holiday Reminder
As you plan upcoming home projects, please note that Thursday, June 19th is a federal holiday. No work is permitted in the building on this day.
Manager Vacation
I will be out of the office from Friday, June 20th through Monday, June 23rd. During this time, Catie Contreras with Action Property Management will be available to assist you. Please continue to call the main number as usual for assistance. I will respond to emails upon my return, Tuesday, June 24th.

2024 Financial Review & Contact Information Update
On May 19th, the 2024 Financial Review was sent to all Watermark owners via email or postal mail. Included with it was Form 4140, which asks you to confirm your contact details.
Please take a moment to either update your information through the Resident Portal or return the completed form to me by June 30th.

Plan Ahead: Rock ‘n’ Roll Marathon Weekend
The Rock ‘n’ Roll Marathon is happening this weekend. While the race route won’t pass through the Marina District, it may cause traffic delays in and out of downtown. If you have plans, please allow a little extra time to get where you’re going.

I hope you’ve had a wonderful week! Here are a few updates & reminders as we look ahead:
Driveway Work – Tuesday, May 27th
On Tuesday, May 27th, starting at approximately 8:00 a.m., repairs will be made to the overhang above the garage ramp. During this time, only one lane will be open for vehicles entering and exiting the garage. A crew member will be on-site to help direct traffic, but please expect brief delays during busier times of the day. The work is expected to take no more than two days, and the team will do their best to complete it within one.
Quick Reminders:
- Monday, May 26th is a federal holiday. Please note that no vendor work is permitted in the building on this day.
- Friday, May 30th – The Social Committee is hosting a community Happy Hour. We’d love to see you there!

Emergency Evacuation Assistance
If you or someone in your household would require assistance exiting the building during an emergency, please complete the Emergency Evacuation Form. It’s available on the Resident Portal under Documents > Forms, and a copy is also attached to this email.
If no assistance is needed, no action is required. Please reach out if you have any questions.
Garage Walk-Through & Storage Reminder
Management will be conducting a garage walk-through next week to ensure parking spaces are safe & clear of unpermitted items. If you’ve stored anything in your space that doesn’t comply with the Rules & Regulations, please take this time to clear the area. Thank you.
As a reminder, per Rules & Regulations Section III(s):
“Owners of a parking space in front of or next to a wall may use a wall rack in their space. Bicycles and other permitted mobility devices must be registered with the Association to identify their owners. One personal item such as a grocery cart, stroller, walker, or other Board-approved item may be stored as a substitute for or with a bicycle on a wall rack if one is available for use.”

The City of San Diego provides helpful tools to support neighborhood maintenance and cleanliness. We encourage you to download the Get It Done and Clean & Safe apps to report maintenance issues or concerns directly to the City.

Special Assessment Payment Reminder
If you are currently enrolled in ACH for your monthly HOA assessment payments, please note that the upcoming Special Assessment, due May 1st, will also be withdrawn from the same account. If you would prefer to pay this amount using a different method, please do so as soon as possible and/or cancel your ACH for the time being.
Maintenance Technician Update
Rafael is no longer with Watermark. We are in the process of onboarding a new Maintenance Technician, who is expected to begin mid-May. In the meantime, we will have temporary on-site support for a limited number of hours each week. Please continue to send any maintenance requests or concerns directly to me—I’ll ensure they are addressed in a timely manner.
City Water Leak Near Monument on India Street
Some of you may have noticed water pooling in the public plaza at the end of India Street. The city has identified a leak in one of their water lines as the cause. They have advised that repairs will begin “soon”. Should there be any impact to the building, the City will provide at least five (5) days’ notice prior to any disruptions.

Dear Watermark Community,
Thank you all for your patience and cooperation as we completed the installation of the new fire alarm panel. Your support during this important safety upgrade is greatly appreciated!
Grill Safety Reminders
With the warmer weather, we know many of you are enjoying time outdoors and using the community grills. To help keep the area safe and enjoyable for everyone, please keep the following in mind:
- Always clean the grill after each use. Grill brushes are replaced regularly to ensure they are in good condition.
- Double-check that the propane tank is completely turned off when you’re done.
- If you notice any issues with the grills, please report them right away so we can take care of them promptly.
Gym Equipment Update
All gym equipment has recently undergone a professional inspection. We will be reviewing the inspection report and addressing any necessary repairs or adjustments. If you’ve noticed any equipment concerns, please feel free to share them so they can be included in the review.

Dear Watermark Community,
As the weather begins to warm up, now is a great time to schedule maintenance for your air conditioning unit to ensure it’s in top shape and ready for the summer months ahead.
Maintenance Walk Rescheduling
The Maintenance Walk originally scheduled for Wednesday, April 16th will be rescheduled.
Fire Alarm Panel Installation
As previously mentioned, the new fire alarm panel installation is set for Monday, April 14th and Tuesday, April 15th. Once the required in-unit inspections are scheduled, I will provide advance notice so we can all plan accordingly.

Dear Watermark Community,
Landscape Clean-Up Event – Saturday, April 5th at 9:00 AM
Join us for a morning of community beautification. We will be cleaning up the landscaped area at the end of India Street near the trolley stop. The City will provide a small team and all necessary tools. If you would like to help spruce up the space, come enjoy a couple of hours with your neighbors.
Downtown Special Event
This weekend there appears to be a couple of special events downtown, one of note is a concert at Waterfront Park on Saturday, which could impact traffic around the area.
Recycling Reminders:
- No plastic bags (even those with a recycling symbol). This is a City of San Diego guideline.
- Flatten all boxes before placing them in the recycling bin to ensure space for everyone.
- No used paper products like tissues and paper towels. These items should be thrown in the trash.
- No food scraps and food-soiled paper products. These items should go into the Green/Organics bin in the Columbia-side Trash Room.

Hello everyone! I hope you’re enjoying springtime and the beautiful blossoms that come with the season.
Special Assessment Information
On April 1st, you will be sent a letter with important details regarding the Special Assessment due date and the process for making your payment. If you have any questions after reviewing the letter, please don’t hesitate to reach out to me directly.
Laundry Drain Line Reminder
Have you ever had your washing machine drain line inspected? We’ve had instances in the past where leaks from backups in this line have caused water damage in individual laundry rooms, as well as shared walls and the common area hallways. It’s a good idea to have a plumber take a look to help prevent any potential issues.
Fire Panel System Replacement
In April, we will be replacing the building’s fire panel system. Once installation is complete, the alarm company will test the system, which will require access into every unit while the alarm is sounding to confirm that everything is working properly. This process will need to be repeated during an official inspection by the Fire Marshal.
I will provide as much advance notice as possible so we can coordinate unit access, and you’ll have time to make any needed arrangements for pets and/or work schedules.
