Thank you all for your cooperation in making the recent sewer jetting a great success! Your efforts play a vital role in maintaining the health and longevity of our building, and we truly appreciate your support.
Below are this week’s updates and reminders:
Pipe Maintenance Policy
At the Board Meeting on February 11, 2025, the Board of Directors approved the attached Pipe Maintenance Policy. This policy highlights Section 4.10 of the CC&Rs, which requires owners to conduct an annual inspection of plumbing lines within their unit. The Board is requesting a written report from a licensed plumber confirming this inspection by December 31, 2025.
Please take a moment to review the policy, and don’t hesitate to reach out with any questions.
2025 Member Directory
The 2025 Member Directory is currently at the printer and will be ready for distribution soon. I’ll provide an update once copies are available for pickup.
Special Assessment Ballot Submission
Ballots for the Special Assessment were mailed on January 23rd. The deadline to submit your ballot is February 24th, using one of the following methods:
- By mail or hand delivery to: 750 B St, Ste 2860
- In-person submission to the Inspectors of Election at the meeting on February 25th at 6:00 PM
Fire Sprinkler Inspection – Unit Access Required
Annual fire sprinkler inspections will take place on Wednesday, February 26th, and Thursday, February 27th. Please ensure access to your unit is available. If you won’t be home, kindly arrange for a friend or neighbor to provide access.

REMINDER: Annual Sewer Drain Line Jetting
Our annual sewer drain jetting is scheduled for Tuesday, February 11 – Friday, February 14. A garage map with details is attached.
If you have an extra or available parking space to share, a sign-up sheet is posted near the Columbia-side elevators for your convenience.

HOA Insurance
If your mortgage company is requesting a copy of the HOA’s updated insurance policy, please note that the renewal has been approved by the Board, and we are awaiting the Certificate of Insurance (COI) from the agent. As soon as it’s available, I will notify the community, and you will be able to access it on the Resident Portal.

Rain Alert
It looks like this weekend will bring our first big rain of the season, with the possibility of thunderstorms. Please remove any items from your balconies or patios that you want to keep dry. The first rain of the season often makes roads more hazardous, so please stay mindful and drive safely!
Reminder: Recycling Dos and Don’ts
Every quarter, I like to provide reminders about San Diego’s recycling guidelines to ensure our community stays informed:
- Plastic grocery bags (even those with a recycling triangle), plastic sandwich bags, and package wrap cannot be recycled.
- Used paper products (such as tissues and paper towels) should be thrown in the trash.
- Organic materials like food-soiled paper products and food scraps should be placed in the green bin located in the Columbia-side Trash Room.
These items were recently found in our recycling bins, so I appreciate your efforts to follow these guidelines. A flyer with detailed recycling rules is attached for your reference.

Volunteer Opportunity
Your board of Directors is seeking one additional Inspector of Election. If you are interested in volunteering, please contact Shannon Williams, GM for details and requirements.
Please note that if multiple individuals volunteer, the first eligible person who offers their services and meets the necessary requirements will be selected.
Pet Leash Policy
For the safety and comfort of all residents, the Rules & Regulations state that all dogs and cats must be leashed while inside the building. Pets should be leashed before exiting your unit and remain leashed until you have re-entered your unit.
Martin Luther King Jr. Day
In observance of Martin Luther King Jr. Day on Monday, January 20th, no construction work will be permitted within the building. Please inform your contractors and avoid scheduling deliveries on this federal holiday. As always, house cleaning and childcare services are excluded from this policy. We appreciate your understanding and respect for this observance.

Thank you to everyone who attended the Town Hall Meeting on January 7th. Your time and thoughtful participation are greatly appreciated.
Upcoming Board Meeting – Tuesday, January 14th
Your Board of Directors will meet this Tuesday, January 14th, to discuss HOA-related matters, including a review of the topics covered during the Town Hall Meeting. We will meet at 6:00pm in the 5th Floor Community Room and via Zoom (link added to posted agenda).
Fire Alarm Inspection – Monday, January 13th
There will be a scheduled Fire Alarm Inspection on Monday, January 13th. Around 1:00pm alarms will sound within the building for approximately 15 minutes. Please plan accordingly.
Maintenance Committee Walk-Through – Wednesday, January 15th
The Maintenance Committee will conduct their quarterly walk-through on Wednesday, January 15th at 10:00 AM. If you’d like to participate, please meet us at the Security Desk.
January Landscape Walk – Rescheduled
The January Landscape Walk has been rescheduled to Thursday, January 30th, at 10:00 AM. If you’d like to participate, please meet us at the Security Desk.
Planning Ahead: Martin Luther King Jr. Day – Monday, January 20th
In observance of Martin Luther King Jr. Day, no work will take place within the building on Federal Holidays. Please ensure construction crews are informed, and avoid scheduling deliveries for this day. House cleaning and childcare, as always, are excluded from this policy.

REMINDER: Town Hall Meeting: OPOS and Cal/OSHA
Mark your calendar! The Board of Directors will host a Town Hall Meeting on Tuesday, January 7, 2025, at 6:00 PM to discuss updates regarding OPOS and window washing plans for the building. This is an important topic, and we strongly encourage everyone to attend. The meeting will be held in the 5th Floor Community Room and accessible via Zoom.
Member Directory Delay
This year’s Member Directory will be delayed to include the newly adopted Rules & Regulations, which are expected to be finalized at the January Board Meeting.
Moving Fee Increase
Effective January 15, 2025, the cost for a Move-In/Move-Out will increase to $375.00, with a $500.00 fully refundable deposit for a four-hour moving period. This fee, set by JLS Moving, ensures the building is supervised and protected during moves.
2025 Monthly Assessments Reminder
The updated monthly assessment rates take effect on January 1, 2025. To ensure smooth processing of your payments:
- If you pay via ACH through the portal and select “pay full ledger balance,” no action is required.
- For other payment methods (e.g., specific ACH amounts, bank bill pay, or mailed checks), please update your payment details to reflect the new assessment rate.

Happy Holidays to you and your family! As we celebrate this special season, I’d like to share a few important updates and reminders with you.

General Manager’s Holiday Schedule
Please note that I will be out of the office from December 23rd through December 29th. During this time, I will respond to emails and phone calls more slowly than usual. For emergencies or time-sensitive matters, please contact me by phone as you normally would. Additionally, notifying the on-duty Security Guard about your issue will help us address it promptly.

- For all other payment methods, including ACH set to a specific amount, bank bill pay services, or mail-in payments, you must update your payment details to reflect the new assessment amount.
Please make any necessary changes before January to avoid delays.
Welcome Our New Maintenance Technician
As shared last week, Watermark is partnering with a new maintenance vendor through Action Property Management. We’re excited to welcome Rafael Gonzalez, who will join us as our Maintenance Technician starting Monday, December 16th.
During his onboarding week, Rafael may not be immediately available for requests. If you need assistance, don’t hesitate to reach out to me directly.
Safety Tip: Know Your Fire Extinguisher Locations
Do you know where the nearest fire extinguisher is to your unit? Here’s a quick guide:
- Columbia St. side:
- Near the 08 stack
- Between 09 & 10 stacks
- At the elevators near the 18 stack
- Near the 17 stack
- Between the 16 & 15 stacks
- India St. side:
- Near the 05 stack
- Between the 03 & 04 stacks
- At the elevators, near the 06 stack
- Near the 20 stack
- Between the 22 & 21 stacks
Additionally, extinguishers are in the kitchen closet in the Fifth Floor Community Room and on the Sun Deck next to the Barbeque grills. Fire alarm pull stations, which alert the entire building when activated, are located near the lobby doors on both sides of the building.

I hope everyone had a lovely Thanksgiving holiday. Word is that the Watermark Holiday party this week was a hit! Thank you to the Social Committee for putting on a wonderful event which so many enjoyed.
Your weekly updates are below;
REMINDER: Garage Power Washing – December 9th & 10th
We will be power washing the garage on Monday, December 9th and Tuesday, December 10th, from 8:30 AM to 4:30 PM. Please ensure your vehicle is moved from your parking space before 8:30 AM on your assigned day. If the work is completed earlier than anticipated, I will send an email update to let you know.

Change of Maintenance Vendors The Board of Directors has approved the transition to a new maintenance vendor, effective Monday, December 16th. As part of this transition, Hugo’s last day at Watermark will be Friday, December 13th. Thank you for your understanding as we make this change.
