Community Update; January 26, 2024

Dear Watermark Community,

Hello everyone.  We fared pretty well with the rains last week.  Our drain pipes were definitely overworked and we found a few leaks which are being addressed, most of which were in the garage and only two within the building.  Rain is expected again this coming week so please make sure nothing is covering your balcony and patio drains and be in communication with anything that needs attention.

Here are you weekly updates:

  • IMPORTANT: Jetting of the drain lines begins on this Tuesday, January 30th! You are being asked to move your vehicle at least one day between January 30th, February 1st, February 6th, and February 8th between the hours of 8:30am-3:30pm.  Please check the map and schedule on the HOA Bulletin Board or contact me for clarification.
  • The Safety Committee is continuing to solicit suggestions, comments, and concerns from Watermark Residents.  Please place your submission in a sealed envelope and submit it at the Security Desk.  All submissions must have the name & unit number of the resident.  Additional details are provided in the posting on the Community Bulletin Board.
  • Update for in-unit fire sprinkler inspection-As Monday, February 19th is a Federal holiday we changed the dates of the inspection to Tuesday, February 20th and Wednesday, February 21st.  This is informational only and more detailed information will be sent to you soon.
  • Please know that you are able to use your cell phone number for the building call box.  If you’d like any of your call box information updated, please let me know and we will get this current for you.
  • The HOA is continuing to seek volunteers for the Welcoming Committee. Please consider joining this committee to provide new owners the guidance and support in making Watermark their home.  Please let me know by the next Board Meeting (02/13/24) if you are interested or have any questions.

Community Update; January 19, 2024

Dear Watermark Community,

Hello Everyone.  This weekend should be bringing some rain, so be prepared and cozy up!

Here are you weekly updates:

  • The Safety Committee is soliciting suggestions, comments, and concerns from Watermark Residents.  Please place your submission in a sealed envelope and submit it at the Security Desk.  All submissions must have the name & unit number of the resident.  Additional details are provided in the posting on the Community Bulletin Board.
  • Another reminder that jetting of the drain lines is scheduled for January 30th, February 1st, February 6th, and February 8th.  You are being asked to move your vehicle at least one of those days between the hours of 8:30am-3:30pm.  Please check the map and schedule on the HOA Bulletin Board or contact me for clarification.
  • If you have an extra parking space that another unit can use while their section of the garage is being jetted, there is a sheet on the HOA Bulletin Board so you can notify neighbors of the availability of your space as well as where you can sign up to reserve an open space.  If you have already informed me that you have an available space, I have already added it to the sheet for someone to reserve.
  • Ayub Osman will be on vacation over the next couple of weeks and a new guard, Uriah Heermann, has been brought in to cover his shifts. 
  • We are in the process of scheduling the annual fire sprinkler inspection.  This inspection will require entry into every unit.  The current dates for the inspection are Monday, February 19th and Tuesday, February 20th.  More information will be made available in the coming week with scheduled time frames for each side of the building and each floor.
  • Currently, Watermark does not have a formal Welcoming Committee.  This group warmly welcomes new homeowners in the building. Additionally, members of the Welcome Committee may provide information about meetings, events, or neighborhood practices to keep new homeowners informed.  If you are interested in volunteering please contact me before the next Board Meeting on February 13, 2024.

Community Update; January 12, 2024

Dear Watermark Community,

Hello Everyone!  As there was a Board Meeting on Tuesday, January 9th this update may be a little long but, hopefully, informative for you. 

Here are you weekly updates:

  • Monday, January 15th is Martin Luther King Jr. Day, a Federal Holiday.  No work is permitted in the building or units.  Please inform your vendors.
  • The Annual Meeting Notice has been posted on the bulletin boards at the elevators.  The Annual Meeting is scheduled for Tuesday, March 12, 2024.
  • The ad hoc Safety Committee has officially been formed and met this week.  They will make their recommendations to the Board of Directors within the next 6-8 weeks.
  • The HOA is continuing to go through the process of developing an OPOS.  This means that, for the time being, any exterior work on the building that is not an emergency, remains on hold.  This includes window washing.
  • The Board approved increased lighting in the garage which will be installed next week.
  • The next Maintenance Committee walk-through is scheduled for Tuesday, January 16th at 10:00am.  If you’d like to join, we will meet at the Security Desk.
  • The next Landscape Walk is scheduled for Friday, January 19th at 9:00am.  If you’d like to join, we will meet at the Security Desk.
  • Each resident that we have an email address on file should have received a communication from me this week with details about the sewer drain line jetting and when you will be required to move your vehicle.  Every vehicle will need to be moved once between January 30th-February 8thIf you did not receive this communication please let me know so I can update your profile.  A map and schedule of this work is also posted on the bulletin boards at the elevators.  Please make a note of which day you will be required to move your vehicle from the garage.

Community Update; January 5, 2024

Dear Watermark Community,

Hello Everyone & Happy New Year!  Your Board of Directors is meeting this coming Tuesday, January 9, 2024 at 6:00pm in the Community Room and via Zoom.  The agendas are posted on the bulletin board and an email has been sent with meeting information.  Please join us for this first meeting of 2024!

Here are you weekly updates:

  • Today, January 5th, is the deadline for removing all holiday decorations on the exterior of your unit.  If you have a tree, please bag it up and leave it in either of the trash rooms in the parking garage before January 14th.  Please make certain to leave a clear path for the bins to move in & out of the trash room with complete ease.  Thank you.
  • As this can be a season of colds and illness, please be mindful when sharing common spaces with others.  If you are not feeling well, please be respectful of others and take precautions to protect you and them.

Important reminders

  • On January 9, 2024 there will be a testing of the fire alarm system for the building.  This will not require entry into units but there will be approximately 15 minutes of the alarm ringing.  We’ve been advised that the alarm will sound for 15 minutes and should begin around 1:00pm.
  • On the HOA Bulletin Board there is a schedule and a map for coordinating the main drain line jetting at the end of January and beginning of February.  There will be lots more communications about this project.  Please review the schedule and make note which days you will need to move your vehicle from the garage.

Community Update; December 29, 2023

Dear Watermark Community,

Hello Everyone!  I hope you are finding yourself excited about the forthcoming year.

Here are you weekly updates:

  • REMINDER: There are new assessment amounts which take effect on January 1st. If you have not updated your payment via ACH, your bank’s Bill Pay, or made note to yourself for a check payment, please do so to avoid any late or partial payments. If you’re uncertain of the new amount please check the portal or email me directly.
  • On January 4, 2024 Brightview Landscape will be doing another round of spraying of the Podacarpus on the exterior of the building.  Please keep animals and children away from the exterior plants on this day.
  • On January 9, 2024 there will be a testing of the fire alarm system for the building.  This will not require entry into units but there will be approximately 15 minutes of the alarm ringing.  I am working with the testing company to get an estimate of when this 15 minute alarm sounding will be so that those of you who will be at home can plan accordingly.  Please continue to look for these communications.

Community Update; December 21, 2023

Dear Watermark Community,

Hello Everyone!  I hope you are finding delight in this holiday season!  With the upcoming holiday I am sending this week’s update early.

Here are you weekly updates:

  • The 2024 Member Directory is available for pick up at the Security Desk. 
  • Candidate Nomination forms for the Board of Directors elections are due on January 8th!
  • In late January, we will be coordinating a four-day project to jet the drain lines of the building.  This will be coordinated the same as it has been in the past.  We will section off the garage and, on the day assigned to your parking section we will need to move all vehicles and let the plumbers complete their work.  Notices will be sent out & maps will be posted within the next week informing you of the date that your parking section will be impacted.  Ideally, this will give us plenty of time to work together to make this project a success!
  • The storm drains of the building will be jetted next Wednesday, 12/27.  This will not require any pre-planning & should not affect you or your vehicle. 
  • If you reside in a fourth-floor unit you should have received an email from me about the request for coordinating a balcony inspection.  If you did not receive that email, please contact me so I can update your profile information.  The inspection is scheduled for Wednesday, January 4, 2024 beginning at 9:00am and should take a couple of hours in total for all units to be inspected.

Community Update; December 15, 2023

Dear Watermark Community,

Hello everyone! At the meeting this past Tuesday, the Board approved the formation of an ad hoc Safety Committee.  It will consist of eight (8) members, Chaired by Laserik Saunders, and will provide recommendations to the Board of Directors within the next six to eight weeks.  If you are interested, please sign up on the posting on the bulletin boards at the elevators.  The deadline is Thursday, December 21, 2023.

  • The Annual Meeting for 2024 is going to be held in March.  You should have received a Candidate Nomination form by mail or email.  If you’ve not received one, please reach out and I will make certain we have your updated information.
  • At the latest Board Meeting the Board approved the following disclaimer to the Bulletin Board Posting Policy, “The ‘approval’ stamp only signifies compliance with the Bulletin Board Posting Policy and does not verify the accuracy or truthfulness of the information contained in the posting, nor is it intended to be an endorsement of the posting in any manner whatsoever by the Association.  Rather, the author of each posting is solely responsible for its content and any liability that may stem from the posting. Residents are encouraged to independently vet any posting they may choose to rely upon.”
  • Please make certain that your vendors, house keepers, real estate agents, etc. are not leaving flyers on your neighbor’s doors to promote their business.  If you would like to promote their services please contact me and we can have your posting added to the Community Bulletin Board per the policy.  We truly appreciate your cooperation on this matter.
  • The Meeting Minutes from the November 2023 meeting are posted on the portal for your review.
  • As a reminder, we have drain covers for your round shower drains.  The HOA is providing these to assist with drain maintenance throughout the community.  Please contact me if you’d like a drain cover.

Community Update; December 8, 2023

Dear Watermark Community,

Hello everyone! Thank you to everyone who was available to attend the Town Hall Meeting to discuss safety within the community.  We had over 50 people in attendance in-person and via Zoom!  Many questions were asked, and concerns were shared. It was a productive meeting.  Leading up to this meeting the Board has been discussing the formation of a Safety Committee and this is an agenda topic for the board Meeting on Tuesday.  If this committee is approved there will be a call for volunteers-please consider joining!

  • At the Town Hall Meeting Officer Larry Turner emphasized that you should call the police first if you see someone on property that should not be there.  He also reiterated that you should tell the police in detail what is going on, including if you feel threatened or scared, and provide specifics of the event.  The more details you provide the higher priority the call gets and the faster the police are called on-site.
  • First you call the police, then you contact our security guard on duty.  From there the guard will follow their given protocol.  If it makes more sense for you to go to or contact security first, then do so and ask them to contact the police.  We want the police aware of any situation as quickly as possible!

  • The deadline for submitting a holiday donation for the security guards and janitorial staff is Wednesday, December 13th.

  • If you are not yet aware, the Watermark Book Club has disbanded.  There will be no further meetings of this group.

Community Update; December 1, 2023

Dear Watermark Community,

Hello everyone! Below is your weekly update:

  • This Tuesday, December 5th at 6:00pm is the Town Hall Meeting with Officer Larry Turner of the SDPD to discuss safety within the building and the community.  We will also be joined by Robbie Moore of our security company, Allied Universal.
  • Michelle Ford is collecting holiday donations for the Security and Janitorial staff from the residents. She has asked me to send a reminder that the deadline is December 13th and you can leave a check in a sealed envelope at the Security Desk.  There is a flyer on the bulletin board with additional information.
  • Quick reminder of the Holiday Decoration Policy:

Holiday Decorations (per Rules & Regulations Section III.W)

1. Outdoor holiday lighting must be rated for outdoor use and may not be

affixed to walls. Electrical connections must be to the homeowner’s power

source.

2. Decorations on unit entry doors must be affixed without penetrating the

integrity of the door.

3. Exterior holiday decorations may be installed no sooner than Thanksgiving

Day and must be removed by January 5. Decorations shall not penetrate or

damage the building exterior surfaces (EFIS).

4. Holiday trees must be taken to the designated recycling area and residents are

asked to place trees in bags designed to contain the needles in order to avoid

having the needles fall on our carpet and in the elevators. Please clean up

any mess your tree makes as we do not have staff on hand to do this for you.

No trees are to be placed in trash or recycling bins in the building.

Community Update; November 22, 2023

Dear Watermark Community,

Hello everyone!  With the upcoming holiday I’m sending this week’s update early.  I hope you find yourself looking forward to the holiday and enjoy the time, however you spend it.

  • SAVE THE DATE: As was discussed at the recent Board Meeting, Officer Larry Turner is currently scheduled to attend a Town Hall Meeting on Thursday, November 30th to meet with you, discuss your concerns, and answer your questions.  In-person attendance will be in the 5th Floor Community Room.  The time will be determined soon and a notice, including a Zoom link, will be sent. Please consider attending.
  • The fence work on Market St. will be completed on Wednesday, Nov 22nd
  • The elevator roofing repair start date was just pushed to December 4th. The interior repairs will follow the completion of the work on the India St. side.
