Maximizing Your Resident Portal Experience
Are you taking full advantage of the Resident Portal? This valuable tool offers a wealth of information, including HOA announcements, Board Meeting information, and quick links to update your notification preferences (now including text messages) and account information.
The “Documents” section features copies of the Governing Documents, association policies, insurance certificates, and fillable forms for Architectural Requests and Community Room Reservations. In addition, the “My Community” section allows you to update your record, contact information, and view your account history.
Attached to this email is a document with screenshots and more detailed information about the features available to you on the Resident Portal.
Member Directory Update
In early October, we will be sending out a form to update your information in the Member Directory. Please ensure that we have your current mailing and email addresses on file.
Welcoming New Residents
The Welcoming Committee will be hosting a gathering for new residents on Wednesday, October 16th. More details to come.

Dear Watermark Community,
This Sunday, September 22nd, will be the first day of Fall! Let’s enjoy the cooler temperatures this weekend, we definitely deserve them.
Recycling Reminder
Just a quick refresher that San Diego does not recycle any plastic bags (even if they have the recycling symbol). Please dispose of them at the Ralph’s grocery store on Market Street, where there is a designated recycling bin. Also, please make certain that you are breaking down your boxes before placing them in the recycling bin. Your neighbors also need the space for their recyclables.
Community Room Reservations
The holiday season is fast approaching, and we encourage you to reserve the 5th Floor Community Room for your gatherings early. The reservation sheet is available on the resident portal and attached to this email. Please note that the room is already booked for Thanksgiving and the following day.

Dear Watermark Community,
Important Notice: New Fob Procedure
Please be advised that the Board of Directors has implemented a new fob procedure. When a current owner or tenant moves out of the building, their fob will be deactivated by Management. The new resident will need to obtain a new fob by submitting a request to the General Manager.
Plumbing Reimbursement Update
The Board has reviewed the current Plumbing Protocol and updated the reimbursement for backed-up drain lines to a limit of $500.00. This is the same dollar amount for all reimbursable plumbing work.
Garage Gate Repair Update
The overhead gate in the garage has been restored to an operational state. However, additional work will be necessary to ensure its long-term reliability. I will provide advance notice of any scheduled maintenance or repairs related to the gate.

Thank you all for your efforts to return the carts to the garage after use. Your cooperation has made cart accessibility easier for everyone!

Labor Day Reminder
Please be advised that Monday, September 2nd, is Labor Day, a federal holiday. To ensure compliance, please inform your vendors that no work is permitted on this day.
Upcoming Board Meeting
The Board of Directors will be holding their next meeting on September 10th. If you have any Architectural Requests or other matters you would like to discuss at this meeting, please submit them to me by September 3rd. This will allow the Board to review your request prior to the meeting.
Parking and Garage Storage Rules Update
The Board will also be reviewing comments regarding the updated parking and garage storage rules. Please submit your feedback by September 3rd for consideration.

REMINDER: Rules & Regulations Update
The Safety Committee has revised the Vehicle Parking & Garage Storage rules. Copies have been sent to all owners with a comment form. Please submit your comment form at Security or email me directly. The Board will review comments and determine next steps at the September 10th meeting.
Recycling & Composting
Pardon the repetition, we are still in need of your cooperation for the following items:
- NO plastic bags can go into the recycle bin. San Diego does not recycle plastic bags, even the ones with the recycle symbol.
- Please breakdown your cardboard boxes before placing them in the bin. We need all the space we can get in there and your assistance makes a huge difference.
- NEW INFO: San Diego does not permit compostable or biodegradable bags in the Organics waste bin. The attached article is where this information was first uncovered. Waste Management has confirmed that the bags get stuck in the machinery when they are processing the compostable items. This is, pretty much, the same issue that restricts plastic bags from being recycled. Waste Management has advised that you can use paper bags to collect your organic waste.

Rules & Regulations Update

Common Area Maintenance
We kindly request that all residents refrain from leaving carts or small trash cans in the hallways. To maintain a clean and safe environment for everyone, please return carts to the garage and store all other items within your unit.

The minutes from the July Board of Directors meeting are now available for your review on the Resident Portal.

Dear Watermark Community,
Hello everyone! The Board Meeting will be held this Tuesday, August 13th at 6:00pm in the Community Room. Please come and join us!
Here are your weekly updates:
- The gym air conditioning lock is, again, not working properly. We apologize and understand how frustrating this is and are actively working to resolve the problem as quickly as possible. In the meantime, we’ve brought back the black fan to help keep you cool during your workouts. Thank you for your patience and understanding as we address this matter.
- The vehicle gate sensors are safety devices designed to prevent the gate from closing on vehicles and pedestrians. They work by detecting obstructions in the sensor’s path. When a vehicle or person is present, the sensors trigger the gate to stop closing & reopen, ensuring safe passage. We currently have two sensors along the driveway, and a third is being installed in the very near future. We check the sensors individually each week. If you ever suspect a sensor is not working properly, please let us know immediately.
- Please remember to break down cardboard boxes before placing them in the recycling bin. This helps create more space for everyone’s recyclables. When our recycling bin is overfilled, we unfortunately incur additional fees from Waste Management. Your cooperation in breaking down boxes will help us avoid these extra costs.

Dear Watermark Community,
Hello everyone! I hope you’ve had a wonderful week.
Here are your weekly updates:
- As we reported earlier this week the lock for the air conditioning in the gym had to be replaced. This new lock is not working with all older keys. Currently, we have a key which is being left in the gym for you to access the A/C. Please make certain to turn the A/C off when you have completed your workout and do not remove the key from the gym. This issue with older keys not working with newer locks raises an issue which the Board will be discussing at the next Board Meeting.
- Reminder: If you have items you’d like the Board of Directors to review at their August meeting (Architectural Requests or Member Correspondences) please submit them by August 6th so I can ensure they are included in the Board’s report.

Dear Watermark Residents,
It is so great to be back from my vacation! Please let me know if there is anything you need to meet with me and discuss. Here are your weekly updates:
- This past week Action updated their communications platform. An email was sent to each resident advising how you can set your preferences. At your discretion you can receive communications via text and in the event of an emergency situation we can now call you with helpful information.
- If you did not receive this email please check your spam/junk folder. If you find the email in one of these folders, please approve that sender so that future communications go directly to your inbox. If you’re unable to locate the email please let me know and I will make certain you have the information to set your preferences.
- Today we had a fire alarm test (the last one for a while) however, there were some issues with us being able to properly communicate with everyone ahead of time due to slowness of the upgraded communications platform. This has been resolved and should not be an issue going forward. I do apologize for the poor communication.
- Courtesy reminder: In the event that you offer your parking space to a guest or vendor, please make certain they know the space number & that they only park in your space. We had an indicent over the July 4th holiday which left some of our residents without access to their parking space. Your cooperation is greatly appreciated.

Dear Watermark Community,
Hello everyone! Summer has arrived. Please make sure that you’ve informed Security if you’ll be away on any extended time away from the building.
Here are your weekly updates:
- The landscape clean-up event is scheduled for Friday, June 28th from 8:45am-11:00am. Please contact Sharon Cronin if you’d like to volunteer. An email was sent out on June 17th with her contact information.
- We are in the process of scheduling the drywall repairs on the Columbia side of the building. Once completed we will have the new wallpaper applied. We appreciate your patience as we finalize this work.
- Thank you EVERYONE for returning the carts to the garage in a timely manner. Your efforts have made a huge difference in making the carts available for your neighbors when they need one.
- Please keep in mind that Thursday, July 4th is a federal holiday and no work may be completed in the building on this day. Please notify your vendors and delivery companies. (Note that if you have a house cleaner and/or nanny they are exempt from this rules)
- Also, July 4th there is a community event being held in the Community Room from 4:00-7:00pm. Please sign up on the bulletin board if you plan on attending!
- Your Board of Directors will be meeting on Tuesday, July 9th @ 6:00pm in the Community Room and via Zoom. Please consider attending.
- As I mentioned last week, I will be beginning my vacation this coming Wednesday, June 26th and returning on Monday, July 15th. In my absence you will not be receiving these weekly updates. Anything that is urgent or time sensitive will be communicated and emailed to you. Adrienne Tutty, Senior Manger, will have the phone, so please call with anything you need to discuss.
