Thank you all for your cooperation during the garage power washing project! Your efforts helped make this task smooth and efficient. Together, we’re keeping Watermark beautifully maintained and in excellent condition.
REMINDER: 2025 Monthly Assessments
The new 2025 monthly assessments will take effect on January 1, 2025. Here’s what you need to know to ensure your payments are updated:
- If you pay via ACH through the portal and have chosen to pay the full balance of your ledger each month, no action is required.
- For all other payment methods, including ACH set to a specific amount, bank bill pay services, or mail-in payments, you must update your payment details to reflect the new assessment amount.
Please make any necessary changes before January to avoid delays.
Welcome Our New Maintenance Technician
As shared last week, Watermark is partnering with a new maintenance vendor through Action Property Management. We’re excited to welcome Rafael Gonzalez, who will join us as our Maintenance Technician starting Monday, December 16th.
During his onboarding week, Rafael may not be immediately available for requests. If you need assistance, don’t hesitate to reach out to me directly.
Safety Tip: Know Your Fire Extinguisher Locations
Do you know where the nearest fire extinguisher is to your unit? Here’s a quick guide:
- Columbia St. side:
- Near the 08 stack
- Between 09 & 10 stacks
- At the elevators near the 18 stack
- Near the 17 stack
- Between the 16 & 15 stacks
- India St. side:
- Near the 05 stack
- Between the 03 & 04 stacks
- At the elevators, near the 06 stack
- Near the 20 stack
- Between the 22 & 21 stacks
Additionally, extinguishers are in the kitchen closet in the Fifth Floor Community Room and on the Sun Deck next to the Barbeque grills. Fire alarm pull stations, which alert the entire building when activated, are located near the lobby doors on both sides of the building.

Dear Watermark Community,
I hope everyone had a lovely Thanksgiving holiday. Word is that the Watermark Holiday party this week was a hit! Thank you to the Social Committee for putting on a wonderful event which so many enjoyed.
Your weekly updates are below;
REMINDER: Garage Power Washing – December 9th & 10th
We will be power washing the garage on Monday, December 9th and Tuesday, December 10th, from 8:30 AM to 4:30 PM. Please ensure your vehicle is moved from your parking space before 8:30 AM on your assigned day. If the work is completed earlier than anticipated, I will send an email update to let you know.

Board of Directors Candidate Nomination

Change of Maintenance Vendors The Board of Directors has approved the transition to a new maintenance vendor, effective Monday, December 16th. As part of this transition, Hugo’s last day at Watermark will be Friday, December 13th. Thank you for your understanding as we make this change.

Allow me to wish you an early Happy Thanksgiving! Here are your updates for the week ahead:
New Gym Thermostat
The gym is getting an upgraded thermostat with a timer for automatic shut off. This installation is scheduled for today, Friday November 22nd. We appreciate your patience while we worked to find the best solution to the key no longer working.
Elevator Refinishing (India St.)
Beginning Monday, December 2nd the elevators on the India St side of the building will be refinished.
Holiday Party
Reminder that the Holiday Party is scheduled for Thursday, December 4th. Details and a sign-up sheet are at the elevator bulletin board.
Reminder: Member Directory Form
We’re nearing the deadline for Member Directory submissions! Please submit your form by November 30th. A copy of the form is attached to this email. You may email me the form directly to me or leave it at Security.
Holiday Vendor Info & Staff Availability
Please note that no work will be permitted in the building on Thanksgiving, November 28th.
Some of our team, Hugo, Amada, and myself, will have Thursday & Friday off next week. I am taking an extra day off on December 2nd. If you need me, please contact me by phone, for a quicker response, to assist with emergencies and urgent matters. *Note: Security will be on-site for all shifts (this is year-round).
Garage Power Washing
On Monday, December 9th and Tuesday, December 10th we have scheduled a power washing of the garage. As we usually do, we will split the garage into two sections, I’ve attached a map for your review. Additionally, we will coordinate parking space sharing for those who have extra, unused spaces. If you do not anticipate being here on the day your portion of the garage is being power washed, please coordinate with someone (friend/neighbor) to have your vehicle moved during the date and time provided.

Holiday Party
The holidays are just around the corner, and we’re excited to celebrate with you! Save the date for our annual Holiday Party on Thursday, December 5th. More details and a sign-up sheet can be found on the bulletin board near the elevator.
Board of Directors Nominations
We’re currently accepting nominations for the upcoming Board of Directors election in March. If you’re passionate about our community and want to make a difference, submit your nomination form by December 12th. Forms were recently mailed/emailed and a copy is also attached to this email.
Elevator Refinishing
We’re sprucing up the elevators! Starting this week, the interior of the elevators will be refinished. To expedite this project, one elevator will be out of service each day. We appreciate your patience as we complete this beautification project.
Member Directory Update
A friendly reminder to submit your Member Directory forms by the November 30th deadline. This ensures everyone has up-to-date contact information. Look for the form in your mailbox or email. An additional copy is attached to this email.
Farmer’s Market on Columbia St
You may have noticed the recent Special Event/Farmers Market taking place on Columbia Street. These events will continue throughout the rest of the year. We understand some residents have questions about the event & its host, ASCENDKemet. There will be a representative on-site, Mika Marzette, to answer your questions directly. We’ve also included a link to a Google Form where you can share your feedback about the events here

It’s beginning to get chilly and cozy & I hope you’re enjoying this transition. Here are your updates for the week;
REMINDER: Garage Gate Repair This Monday!
Please be advised that the final stage of the garage gate repair is scheduled for Monday, November 4th, with an arrival time between 8:00am and 9:00am & will take 2-3 hours to complete. During this time, access to and from the garage will be restricted.
If you will need access to your vehicle during this time, please ensure your vehicle is parked outside the garage by 8:00am.
Additionally, if you will have vendors working in your unit that day, they will not be able to haul items in or out of the garage during this repair. Pedestrian access to the garage is available via the stairways, accessible from the sidewalk. Please notify your vendors so that they can plan their work accordingly.
Daylight Savings Ends
On Sunday, November 3rd, don’t forget to set your clocks back. Enjoy the extra hour in the day!
Uri’s Last Day
November 5th will be Uri’s last day with us. Uri has been an excellent asset to Watermark during his time with us. We will be working with Allied to ensure that a new, permanent guard is brought on as quickly as is possible.

The correct address is 320 Commerce, Suite 200, Irvine, CA 92602. An updated policy is available on the Resident Portal.

Preparing for the Rainy Season
A friendly reminder to test your balcony or patio drain BEFORE the rainy season begins. We recommend pouring water down the drain and taking note if there is any slowing or blockages within the drain. Within the next couple of weeks, we will be coordinating a plumber to come and clear any slow lines, so if yours needs attention please let me know within the next week.

Welcoming New Residents
Everyone is invited to join us on Wednesday, October 16th, from 4:00 PM to 5:00 PM, for a gathering to welcome our new residents. This is a great opportunity to meet your neighbors, learn more about the community, and enjoy some snacks and conversation. We will gather in the 5th Flr Community Room.
Federal Holiday Reminder
Please be advised that Monday, October 14th, is a federal holiday. To ensure compliance, please inform your vendors that no work (other than housekeeping) is permitted within the building on this day.
Building Water Shutoff
On October 17th, from 9:00 AM to 1:00 PM, there will be a full building water shutoff to address a valve repair and leak. Please plan accordingly.
Noise and Nuisance Reporting Guidelines
Should you experience any disturbances between units, please review the Noise and Nuisance Reporting Guidelines posted on the resident portal. These guidelines outline the steps you can take to address such concerns.

Dear Watermark Residents,

Important Notice: Building Water Shutoff
We are planning a building-wide water shutoff to address necessary valve and water line repairs in the garage. We will provide you with ample notice of the exact date and time for this shutoff, which is expected to occur within the next two weeks.
If you have any scheduled work that may require a water shutoff or requires water to be on, please contact me so we can coordinate accordingly.
Utilizing City Resources: Get It Done and Clean and Safe
San Diego offers valuable resources to assist with neighborhood maintenance, repairs, and beautification. We encourage you to download the Get It Done and Clean and Safe apps on your phone.
Here are some examples of when to use each app:
Clean and Safe:
- Overflowing city trash cans
- Litter on sidewalks and trash cleanup
- Graffiti removal
- Assistance with homeless individuals
Get It Done:
- Damaged or missing trees
- Broken or missing street lights
- Lifted sidewalks
- Downed wires
If you are unsure which app to use, submitting an issue through Get It Done will ensure it is routed to the correct department. Clean and Safe is known for their prompt response, especially to safety concerns.
Holiday Decoration Reminder
As the holiday season approaches, we want to remind you of our Holiday Decoration policy (Section W in the Rules & Regulations):
- Outdoor holiday lighting must be rated for outdoor use and cannot be affixed to walls. Electrical connections must be to the homeowner’s power source.
- Decorations on unit entry doors must be affixed without damaging the door’s integrity.
- Exterior holiday decorations may be installed no earlier than Thanksgiving Day and must be removed by January 5th. Decorations must not penetrate or damage the building’s exterior surfaces.
