Community Update; July 28, 2023

Dear Watermark Community,

I do hope you had a lovely week.  Apparently, July is National Ice Cream Month, did you know this?  If you’re looking for a way to stay cool and enjoy a sweet treat the San Diego Union Tribune has put together a list of the best ice cream shops in the county!  Check out the list here  Quite a few are fairly close by.

Below are your weekly updates:

  • The SDG&E power outage is scheduled for Monday, July 31st at 10:00pm-Tuesday, August 1st at 4:00am.  A reminder email will be sent out on Saturday and a notice has been placed on the HOA Community Bulletin Boards with helpful information to assist you in your preparation and some insight into the steps that the HOA is taking to ensure your safety and lessen disruptions.
  • In an attempt to provide you with as much notice as possible and, ideally, create as little inconvenience as possible we’d like for you to know that there will be a full building water shut off on Tuesday, August 15th at 8:30am.  We will post notices and send reminders multiple times between now and then.  Please plan accordingly with your schedule, any vendors doing work in your unit, & your tenants and let me know if you have any questions.
  • August 8th at 6:00pm is the next Board Meeting. If you have any items that you’d like to Board to review on your behalf, e.g. architectural requests, account adjustment reviews, general member correspondence, etc., please provide that information to me by Monday, July 31st.

Community Update; July 21, 2023

Dear Watermark Community,

Hopefully you enjoyed the cool morning we just had and are well prepared for the warmth of Summer to settle back in.  Just a reminder that ComicCon will be in effect through the weekend, so plan accordingly.

Below are your weekly updates:

  • Earlier today you should have received an email about the SDG&E planned power outage from July 31 at 10:00p-August 1 at 4:00am.  In addition to the information provided in the email we sent and the links provided we want to highlight that the elevators will be out of order during the outage
    • In the name of preparation, if there is an emergency in the building and you know you will not be able to navigate the stairs and/or you have any special need or request, please let Security know before the outage, so we can report such to any Emergency Services. 
    • Also, please be thinking about devices that you will need a battery back up for or which you’ll need to have fully charged prior to the outage; cell phones, medical devices, flashlights, etc.
  • In the coming weeks I will be doing a thorough review of the parking garage to make certain that we have compliance with the storage of items.  Please note that no items may be left on the garage floor, oil pans excluded, and must be stored on the provided hooks.  If you have any items on the ground, I will be sending notices requesting they be removed.  If you have any questions or concerns, I encourage you to contact me. 
  • August 8th at 6:00pm is the next Board Meeting.

Community Update; July 14, 2023

Dear Watermark Community,

I hope everyone is doing well, staying cool, and enjoying this San Diego Summer!!!  As we enter the peak season of tourism, it is important to be mindful of the upcoming ComicCon, scheduled from Thursday, 7/20, to Sunday, 7/23. This renowned event brings about an anticipated surge in traffic, visitors, and general excitement. I urge you to plan your activities accordingly and remain aware of the potential impacts on travel time and pedestrian and vehicular congestion.

Below are your weekly updates:

  • Your Board of Directors met on Tuesday, July 11th and provided updates on the OPOS and Window Washing projects;
    • For the OPOS, the next steps involve implementing the anchors on the rooftop.  Destructive testing will be completed on the fourth and fifth floors, so the engineering company can see the trusses that the anchors will attach to and determine what will be required.  Once this has been determined it will be submitted to the City and the State and, once approved, the HOA can work to obtain bids for the work.  The destructive testing is scheduled for Monday July 17th.  The locations they are opening will be covered but not closed up until they have everything they need to move forward.
    • Regarding the window washing, the Board would like to inform the Ownership that the completion of the window washing is based on requirements being provided to the HOA by Cal/OSHA.  One of the requirements includes a signed contract with a company to complete the installation of the anchors.  The HOA will continue to work with Cal/OSHA and will proceed according to their requirements.  As you can see these two items are tied closely together.  We will continue to keep you updated.
  • The approved meeting minutes from the June 13, 2023 meeting are posted on the HOA portal for your review.
  • SDG&E has rescheduled their planned power outage for July 31st at 10:00pm-August 1st at 4:00am.  This outage will be for the replacement of meters.  The HOA will be sending information about the outage to occupants towards the end of next week with some suggestions that SDG&E recommends for preparation during an outage.  We will also be taking steps to ensure that the building is secure during this time. 

Below are some additional dates to be mindful of:

  • July 18th at 10:00am is the Quarterly Maintenance Walk-Through.  Please let me know if you’d like to join.
  • July 20th at 8:00am, as part of the OPOS requirements, there will be rooftop coring.  This will likely not be disruptive work. 
  • July 21st at 9:00am is the Monthly Landscape Walk-Through.  Please let me know if you’d like to join.

Community Update; July 7, 2023

Dear Watermark Community,

Thank you for your cooperation this week in reducing your water usage during the plumbing repairs in the garage. Your efforts made a huge difference!

Here are your weekly updates:

  • The elevator on the India St. side has been repaired and is back in order. Thank you for your patience.
  • Some of you may have received notice from SDG&E that there was going to be a planned power outage. SDG&E has cancelled the planned power outage. We will send notices and reminders if/when this is rescheduled.
  • At the Board Meeting on Tuesday (6:00pm) the Board will be providing an update regarding OPOS and the window washing. I’ll provide that information here next week but if you simply can’t wait then, please, join us at the meeting!

Community Update; June 30, 2023

Dear Watermark Community,

Happy Summer!  I hope you are enjoying the longer days and the bluer skies.  Below are a few items of note for the week ahead. 

  • Today is the last day to sign up for the July 4th BBQ.  Please plan on joining between 4:00-7:00pm on Tuesday afternoon.
    • As this is a Federal Holiday, no work will be permitted in the building.
  • For those of you on the India side, one of the elevators is out of order.  We are working to get it back up and running as quickly as possible.  We fully grasp the inconvenience and appreciate your patience while we work to address this issue.

Please take note of the following dates:

Community Update; June 23, 2023

Dear Watermark Community,

I would like to express my heartfelt gratitude for the warm welcome I have received as the new General Manager. Your kind words have been greatly appreciated, and I am genuinely excited about the opportunity to work alongside each and every one of you.

In these weekly Community updates, I aim to provide you with valuable insights and information pertaining to our esteemed Watermark Community. I strongly encourage you to reach out to me with any questions or concerns you may have. If you are currently leasing out your unit, kindly ensure that all relevant information is effectively communicated to your occupant, or alternatively, provide us with their email address so that we can ensure they receive important HOA-related communications.

Without further ado, let me share some noteworthy updates & reminders with you:

  • Underlayment work in the Community Room is scheduled to commence on Monday, June 26th. This anticipated two to three-day project will temporarily render the Community Room unavailable.
  • Mark your calendars for the eagerly awaited July 4th BBQ celebration, set to take place from 4:00 p.m. to 7:00 p.m. on Tuesday, July 4th. To ensure ample food for all attendees, please sign up by the June 30th deadline. This event is complimentary for residents and costs $10.00 for your guests. The organizing committee kindly requests the assistance of a willing volunteer to handle the grilling duties. Rest assured, there will also be delectable vegetarian options available.
  • The 2022 Financial Review has been mailed and is also accessible on the resident portal.
  • Please take a moment to address any excess storage at your parking space(s) within the garage. Items may not be stored on the ground and will need to be moved ASAP.  If you would like an assessment of your parking area to ensure compliance with the requirements, feel free to reach out to me.
  • In the interest of maintaining a pleasant environment, I urge everyone to properly bag and tie off their garbage before disposing of it down the chute. This small action can significantly reduce unpleasant odors and minimize costs associated with unscheduled cleaning of the chutes.

Community Update - 2/17/23

Dear Residents,

Just a brief update on things happening here at Watermark

Presidents’ Day – February 20th as a reminder there is no work permitted on the holiday, please notify your contractors.

In Unit Mandatory Fire Sprinkler Inspection – scheduled for Tuesday, February 21st and Wednesday, February 22nd from 9am-4pm. Please contact Management if you are unable to be home for this and would like to arrange for permission to enter. A staff member will accompany the inspector. Please see schedule attached or on bulletin board for the date and time for your unit.

Annual Fire Alarm Testing – is scheduled for Tuesday, February 21st at 10am. Please be prepared for audible alarms for 15 minutes.

Horizontal Sewer Jetting – is scheduled for February 28th & March 2nd and March 7th & March 9th. Please remember that cars must be moved by 8:30am on the day your parking area will be jetted. No water shut offs will be approved on these dates. More details and a map will be posted soon.

Just a brief update on things happening here at Watermark

  1. Marble Floor Polishing – scheduled for Wednesday, February 1st during the night on the Columbia side. Please use caution during this time.

Community Update - 12/28/22

Dear Residents,
Just a brief update on things happening here at Watermark
1.     Quarterly Fire Alarm Testing – scheduled for Thursday, December 29th 10:00am – 10:15am. Residents and pets should be prepared, the bell may ring for 1-3 minutes. Fire Doors will also shut and should remain closed until they are reset by technician.
2.     New Year Holiday Observed – Monday, January 2nd As a reminder there is no work permitted on the holiday, please notify your contractors.
3.     Plant Pesticide – BrightView will be spraying the plants on Tuesday, January 3rd.  Please exercise caution with your pets.
4.     Staff Hours for the New Year Holiday – Management office will be closed on 1/2. Call 1-800-400-2284 for a maintenance emergency. Building Engineer will be off 1/2; Janitorial will be off 1/1 and 1/2.
5.     Lobby Entrance Brick Cleaning – is scheduled for January 4th Columbia side from 8:30am – 12:00pm; and India Side from 12:00pm-3:30p.m. Please do not use entrance that is being cleaned at the time.
6.     Jetting of Garage Storm Pipe – scheduled for Wednesday and Thursday, January 4th and 5th from 8:30am – 5:00pm. More details soon. Please save the date, some vehicles will need to be moved.
7. Christmas Tree Removal –is scheduled for Thursday, January 5th. Please use padded elevators to transport trees on Wednesday, January 4th; wrap your tree in a trash bag to help eliminate debris. You may ask for a large trash bag at the Security Desk. Please do not bring down your tree until we have a drop off location.

Elevator Refinish – we are refinishing the brass in the elevators and they will be shut down from 8:30am-5:00pm during the procedure; schedule is listed below.

Columbia SOUTH elevator will shut down Monday & Tuesday November 14th and November 15th.

India SOUTH elevator will shut down Wednesday & Thursday November 16th and November 17th.

Columbia NORTH elevator will shut down Monday & Tuesday November 21st and November 22nd.

India NORTH elevator will shut down Wednesday & Monday November 23rd and November 28th.
